Value Industrial Partners was founded in 1996 by Brian M. Liston and John F. Horrigan with a straightforward vision: acquire and manage value-oriented industrial real estate in metropolitan Chicago for themselves and their partners.
Nearly three decades later, the company and its 14-member team owns and operates nearly one hundred properties representing nearly 4 million square feet.
VIP was built on a belief that all properties owned by the company would meet the investment objectives of the founding members and our investment partners, and that better results could be achieved by maintaining full operational control rather than outsourcing management or leasing to third parties. Since our founding, we have stayed disciplined and focused: small bay, infill industrial assets in suburban Chicago, in the submarkets we know best.
That focus has produced a portfolio of 95+ properties and 4 million square feet of managed industrial space, built steadily over nearly 30 years of acquisitions and hands-on management.
Most industrial operators touch one or two parts of the value chain. We control all of it.
We source equity via 7 partner funds and several smaller investment entities.
We acquire and lease infill industrial product in the submarkets where we have the deepest market knowledge.
Our in-house property management, accounting, and support staff handles day-to-day operations, maintenance, and tenant relationships among all owned properties.
Our founding principals remain actively involved in every aspect of the business—from sourcing and funding new acquisitions to maintaining direct relationships with tenants, lenders and partners.
Co-Founder, Principal, and Manager
Since 1982, Brian Liston has built an outstanding track record as an owner, developer, broker and manager of commercial industrial real estate, specializing in mid-size properties in all of Chicago’s industrial markets. A past multi-year finalist for Crain’s Chicago Industrial Broker of the Year, Brian holds a B.S. in Business from Loyola University of Chicago. He is a member of the Society of Industrial and Office Realtors (SIOR). Brian is a principal of VIP and VIP LLC, and oversees acquisition, brokerage, and property management.
Co-Founder and Principal
Since 1987, John Horrigan has successfully acquired, developed, operated and divested many types of commercial real estate throughout the U.S. on behalf of corporate and private capital clients. Prior to forming VIP, John was President of American Real Estate Investment and Development Co. of Reading, PA, a privately owned real estate investment group, and prior to that time worked as a lawyer with Schiff Hardin & Waite, Chicago, IL. John holds a B.S. in Finance from Boston College and a J.D. from the University of Pennsylvania. John is a principal of VIP and VIP LLC, and oversees financing, reporting, and investment management.
Director of Leasing and Principal
Brian has worked in brokerage for VIP or an affiliate since 2006. Brian holds a B.A. in economics and political science from the University of Illinois at Chicago and is a member of the Association of Industrial Real Estate Brokers andNAIOP Commercial Real Estate Development Association. Brian is a principal of VIP LLC and oversees marketing and leasing.
Strong tenant-landlord relationships fostered through specialization and a hands on approach to management. Our in-house property management staff is the operational backbone of the portfolio—ensuring tenant needs are addressed promptly and that properties remain in good condition.

Brokerage
Jennifer has worked in brokerage with VIP or an affiliate since 1998. Jennifer holds a BS in Corporate Communication from Northern Illinois University, a Master's in Information Systems from Roosevelt University (Chicago, IL), and a Real Estate license in Illinois.
Senior Property Manager
Matt has worked in property management with VIP or a predecessor since 2008. Matt is a member of IREM® (Institute of Real Estate Management), is a CPM® (Certified Property Manager) candidate, holds an Illinois Real Estate Sales license, and is a Broker License candidate.

Susan joined VIP in 2014, having held senior property management positions with Imperial Realty and The Shidler Group.
Senior Property Manager
Megaen has worked in property management with several prominent real estate management companies since 2011, most recently as an Industrial Property Manager with JLL prior to joining VIP in 2026. Megaen is a member of IREM® (Institute of Real Estate Management) and sits on the Board for the Chicago chapter, is a CPM® (Certified Property Manager), and holds an Illinois Real Estate Brokers license. Megaen received her MBA from Lewis University in 2012 with a Bachelor of Science from Lewis University in 2009.
Property Management Coordinator
Jay is a PMP-certified project management professional who joined VIP in 2026 as a Property Management Coordinator, with experience leading projects across IT and utilities since 2017. Jay holds a BS in Management of Information Systems from National Louis University in Chicago.
Maintenance Manager
Walter heads up maintenance for the company on all portfolio properties, joining VIP in 2015.
Asset Management Coordinator
Beth has worked in asset management with VIP or an affiliate since 2000, and since 2006, has been responsible for financial and operational reporting and compliance. Beth holds a BS from Illinois State University.
Controller, CPA
Tracy joined VIP in 2017, heading up accounting for both VIP and VIP Partners, LLC, is a CPA, and holds a B.S. in Accounting from the University of Illinois at Urbana-Champaign. Her professional career includes extensive experience working for real estate developers in the Chicagoland area, as well as corporate and personal tax work. She is a member of AICPA.
Property Management Administrative Assistant, VIP Partners Administrative Assistant
Sharon handles a variety of support functions in property management, lease documentation, accounting support, and investment management, and has worked with VIP or an affiliate since 1998.
Receptionist, Cash Management Clerk
Sherry handles a variety of support functions in cash management, invoicing, accounting support, and other administrative areas of the company, joining VIP in 2010.
Accounting Specialist / Tenant Relations
Kim handles a variety of support functions in payables, delinquency, accounting support, and other administrative areas of the company, joining VIP in 2014.
